3 Creek Ranch Developer Promotion Update

For the first time since our release, 3 Creek Ranch is offering the remaining 14 developer sites at significantly reduced prices along with developer financing. In today’s market, we have found that those searching for an exclusive private mountain community are focused on finding stability, value, world-class amenities and a lifestyle second to none. As we enter our fifth season at the Ranch, all amenities are fully developed and our entire infrastructure is complete. Not only does the Golf Club have zero debt, but they also have a thriving and vibrant membership with approximately 165 memberships. Our remaining developer and select resale home sites have been reduced by 25% on average. Greetings from 3 Creek Ranch Real Estate Services! We have had quite the year in Jackson Hole with record-breaking snowfall that resulted in a beautiful, green summer. I encourage everyone to make a trip to Jackson Hole this winter to enjoy what is sure to be another incredible ski season complemented by the opening of the new Tram at Jackson Hole Mountain Resort.

As we wind down the fall season, activity at 3 Creek Ranch continues to gain momentum as money coming out of the volatile markets looks for stable real estate investments. Even in our market today, our most recent advertisement in the September 19, 2008 edition of the Wall Street Journal received the highest response of the year. Since the initial marketing of sales in 2004, 3 Creek Ranch Real Estate Services has successfully closed 123 of the original 136 home sites. Additionally, re-sale sites and homes continue to flourish with constant activity.

2008 has been the year of opportunity as we experienced our first Buyer Market since our release. Over 60% of sales this year have been existing owners confident in the long-term values and future of The Ranch. Closed property dollar volume year-to-date is down from 2007, which was a record year at The Ranch, but in-line with 2006 numbers. We have once again out-performed our segment in the Jackson Hole market by over 25%, placing us squarely in the crosshairs of buyers looking for stability. In short, there has never been a better time to buy at 3 Creek Ranch.

As we move into winter, motivated sellers take a hard look at offers below list and occasionally even below appraised values. Seller financing is available on select properties with very attractive terms. Higher Cabin Home inventories have forced prices down on non-Teton view locations with many homes now priced $500,000 below replacement cost.

3 Creek Ranch Real Estate Services has a new face in the office. Peanut Smith recently joined the Sales Office as the Closing Administrator and Office Manager. Peanut moved to Jackson after attending The University of the South in Sewanee, Tennessee where she received her bachelor's degree in Art History with a minor in European History. Peanut has lived and worked in Jackson Hole in the real estate field for the past two years and recently received her Wyoming Real Estate Sales license. In her free time she enjoys playing tennis and skiing. She is excited to work with the 3 Creek team and looks forward to meeting everyone this summer!

We are pleased to announce that 3CR Real Estate Services handled over $67 Million in transactions during 2007, making it one of our most successful years to date.
